Award-Winning Office Environment in Heart of Culver City, California

Del Amo Construction, Torrance, California, has completed the adaptive reuse transformation of 3516 Schaefer Street, new creative office property in the emerging technology and corporate hub of Culver City, California. The Redcar Ltd. property, designed by RAC Design Build, Los Angeles, California, with contract administration services from Formation Association, now comprises three floors of office and amenity spaces totaling approximately 25,000 sq.ft.
As a result of its overall community impact and sustainable design contributions, 3516 Schaefer Street was recently honored by Los Angeles Business Journal’s 2023 Commercial Real Estate Awards in a ceremony that took place in March 2023. The project received the top Gold Award in the office category.

Located in the revitalized Hayden Tract neighborhood, 3516 Schaefer Street sits on the eastern edge of Culver City, which has emerged as a desirable location for technology and media firms due to its proximity to transit, as well as notable local dining and shopping. Key tenant-oriented features within 3516 Schaefer Street include 18’-high floors, a mix of open-floor work areas and conference rooms, a second-floor break room with kitchen space, a third-floor mezzanine area, in addition to private patios and outdoor decks on all floors and parking in a secured lot.
The project site, midway between Metro’s Culver City and La Cienega/Jefferson stations, included an existing single-story building that was removed by Del Amo Construction as well as an original crane-rail steel structure that was modified and incorporated into the new building. The resulting design of 3516 Schaefer Street provides an airy, low-rise structure with indoor-outdoor features; a sloping roof line; and an exterior of metal, glass, concrete, and wood. The new space is also adjacent to Redcar’s fully leased, two-story 3520 Schaefer Street.
The new 3516 Schaefer St integrates a variety of sustainable and energy-efficient components, all of which support its Title 24 compliance, California’s highest energy efficiency standards. Sustainable features include custom steel windows and doors fabricated in Los Angles using the highest design and material standards that allow for fresh air and ventilation, roof solar panels with a fully integrated PV system rated at 27.9 kWh, variable refrigerant flow HVAC, ENERGY STAR® appliances, programmable Lutron lighting, three fully operational EV charging stations with eight additional pre-installed locations, bicycle parking, a stormwater capturing drywell system, and drought tolerant landscaping.
