A Modern Oasis

Lakefront Living Reimagined in the Nevada Desert

by Klif Andrews, Division President, Tri Pointe Homes Las Vegas

In a market like Las Vegas, Nevada, where reinvention is the norm and the demand for luxury homes continues, the opportunity to create something truly exceptional is both a privilege and a challenge.  The new Tri Pointe Homes Las Vegas neighborhood, La Cova, is a high-end residential feat unique to the region.  There, waterfront homes with premium design seamlessly bring together architecture, landscape, and lifestyle in an intimate and exclusive living environment.

La Cova is a private, double-gated enclave of just 42 homesites tucked within the prestigious SouthShore community at Lake Las Vegas.  Situated along three peninsulas adjacent to the 320-acre lake, it’s the only planned neighborhood in SouthShore that offers homes on the waterfront, creating a coveted opportunity for buyers who want to settle in full-time or enjoy a second home.

Bringing the neighborhood to life required thoughtful planning, an expert team, and a clear vision for how homes should live, feel, and function in harmony with Southern Nevada’s distinctive desert environment.  Tri Pointe Homes Las Vegas worked closely with architecture firm Woodley Architectural Group, Phoenix, Arizona, and landscape architecture firm ABLA Studios, Tempe, Arizona, to design six floorplans specifically for La Cova’s land plan.  The floorplans were carefully matched to each lot for optimal view orientation, privacy, and elevation.

According to Michael Woodley, President of Woodley Architectural Group, “Every detail within the La Cova floorplans was carefully considered to maximize the views and capture the essence of an exceptional lakeside retreat.  The seamless integration of indoor and outdoor living spaces feels truly organic.  By utilizing natural light and refined finishes, we aimed to imbue each residence with a sense of relaxed luxury that reveals itself at every turn.”

Inspired by Tuscan and European hill town styles, La Cova’s architecture blends timeless Mediterranean elegance with modern forms.  The homes, which range from approximately 2,800 to over 4,200 square feet, deliver a sense of old-world charm updated for contemporary living.  Residences are grounded and open, enhanced with features like 15-foot stacking glass doors, central courtyards, and sightlines that extend from the front door to the backyard.  Many homes, depending on floorplan, include options like casitas, secondary suites for guests or multi-generational living, flex spaces for home offices or gyms, outdoor decks, and secluded backyard spaces.

The result is a professionally designed community that feels both elevated and personal.  While buyers benefit from the streamlined efficiency of a production process, the architecture avoids repetition.  We deliberately chose to enhance each home’s uniqueness, from the direction of rooflines to the articulation of outdoor courtyards, while preserving the integrity of the neighborhood as a whole.

It’s an ethos that extends to the interiors as well.  The model homes currently available for touring showcase this vision in full color.  One model, a single-story home, showcases modern Tuscan style with earthy tones, light-washed woods, and a 14-foot ceiling above the great room that features a paneled LED-lit grid and a soaring fireplace.  Another model, a two-story plan, is marked by floating stairs, a two-story 3D walnut wall, and a curated palette of celadon, gold, bronze, and soft grays that evoke the natural hues of the lake.

“Complementing the serenity of the waterfront views, the interiors of La Cova are a study in effortless sophistication,” said Yolanda Landrum, interior designer for La Cova and founder of Yolanda Landrum Interior Design, Inc., El Segundo, California.  “Each home tells its own story through rich materials, luxurious finishes, and unique accents in a way that establishes a seamless connection between indoors and out.”

The La Cova experience extends beyond the neighborhood gates as well.  Nestled inside SouthShore, one of the most exclusive communities at Lake Las Vegas, La Cova offers proximity to amenities including the SouthShore Country Club, two Jack Nicklaus-designed golf courses, and an array of water-based activities on the lake like paddle boarding, kayaking, electric boat rentals, and even flyboarding.

Residents not only enjoy the tranquility of lakeside living, but also the vibrant energy of Las Vegas just 25-minutes away, meaning they get the best of both worlds.  In recent years, the city has become a national hub for professional sports, hosting teams like the NFL’s Raiders, the NHL’s Golden Knights, and soon, an MLB franchise.  High-profile events such as Formula 1 racing, boxing matches, and UFC fights further energize the atmosphere, while the area’s world-class entertainment, fine dining, and ever-evolving cultural scene make for a dynamic and unmatched quality of life.

The region has long attracted buyers from around the nation, and its competitive luxury housing market continues to climb as demand for move-in-ready homes outpaces inventory.  With year-round sunshine and Nevada’s tax-friendly policies offering unique financial advantages, La Cova presents a rare opportunity for buyers to invest in a coveted waterfront property.

La Cova reflects the Tri Pointe Homes belief that premium design can be both visionary and life changing.  The neighborhood’s cohesive identity and artful attention to detail represent a new era for resort-style development, one that blends place-based design with modern livability and functionality.  As more buyers look beyond square footage toward the lifestyle and emotional connection that a high-end home can offer, La Cova is a testament to what’s possible in luxury housing.
