New Residential & Mixed-Use Community in Bothell, Washington

The Avalon Bothell Commons in Bothell, Washington, is the next big residential and mixed-use community with more than 675 apartments, 70 townhomes, and one club building with a fitness center and pool. When it came to putting a roof on the expansive project, the developer, AvalonBay Communities, called on Chinook Building Envelope Services, Fife, Washington, for the job.
An entirely employee-owned company, Chinook does both residential and commercial roofing. The company’s focus in the residential division is reserved only for new construction, partnering with home builders, property managers, HOAs, and condo associations. This focus is what made AvalonBay decide they were the right contractors for the job.
Along with the frequent weather challenges in the Pacific Northwest, the large project required multiple mobilizations for a year and half in its first phase due to its extensive scope of work. Given the amount of coordination needed to ensure smooth operations, AvalonBay Communities needed comprehensive warranty coverage on its products to make things as efficient and simple as possible.

Across the different buildings and individual townhomes, Chinook installed steep slope systems using products such as GAF Timberline HDZ® Shingles, Feltbuster® Synthetic Roofing Felt and WeatherWatch® Mineral-Surfaced Leak Barrier, and low slope roofing systems using products such as GAF EverGuard® TPO 60 mil Membrane, EnergyGuard® Polyiso Insulation and DensDeck® Roof Board. Projects like this are not unique in the Pacific Northwest or for Chinook Building Envelope Services. However, with the team’s knowledge and experience in mixed-use projects and their ability to provide multiple scopes, there were some efficiencies that Chinook was able to build into their management of this project which made for a successful completion of the overall project.
